The Truth About Landgate

A Costly Mistake with Ipe Wood

Our $8,000 investment in Ipe wood for the deck lattice was completely mishandled by Landgate. Instead of using deck screws as specified, they used finishing nails, which caused significant damage. The nails began to push out, and the boards developed unsightly stains, leaving the lattice in a state far from what we had expected.

Despite acknowledging their mistake, Landgate has yet to take corrective action. They committed to replacing the damaged wood at their own expense, but months have passed, and we are still waiting. This ongoing delay reflects their lack of accountability and poor project management.

Broken Promises on Deck Repair

The installation of our Ipe deck lattice was a major point of failure. Landgate ignored basic guidelines by using finishing nails instead of deck screws, which caused the expensive wood to deteriorate quickly. What should have been a durable and lasting addition to our home became a source of frustration.

Landgate admitted their error, but their promise to replace the damaged lumber remains unfulfilled. Despite repeated follow-ups, we’ve seen no progress. Their inability to deliver on even this small fix is a testament to the larger issues we faced throughout the entire renovation.

Improper Installation by Landgate

These two images showcase the damage caused by Landgate’s improper installation of our Ipe deck lattice. Instead of using the specified deck screws, finishing nails were used, which the wood began to reject. As a result, you can see the nails pushing out and staining the boards, leaving us with a compromised and unsightly deck.

What Proper Installation Looks Like

In contrast, the two images show another deck we built using the same Ipe wood, installed correctly with deck screws. The difference in quality is clear: no warping, no protruding nails, and a smooth, durable finish that highlights the natural beauty of the wood. This is the result we expected but did not receive from Landgate.
